Real Estate Sales Careers – Your Database Is Your Business
Your database in the most simple terms is a list of people you know (have mets) and people you don’t know and would like to (haven’t mets).
For each of the people in your database you should have at a minimum their email address and cell phone number. In addition, you would really like to have their home address, home phone, spouses name, where they both work and their birthdays.
Ideally you will want to label these people so as to be able to sort them and market to them in a customized way. For instance, we label all of the potential first time home buyers in our database with a 1st time home buyer label so that we can customize messages to them including offering a free copy of our home buying guide, send them listings that match what a typical 1st time home buyer might look at and offering them a home buying consultation.

You definitely will want to manage your contacts inside of a real estate specific customer relationship manager tool (CRM). Some examples of these would be top producer, wiseagent, lion desk and many others. In selecting a CRM you will want to select one that is relatively easy to use. Some additional features that will be important to have in a CRM will be the ability to text directly out of it, to be able to email out of it and to have it be fully integrated with your IDX website so that new leads filter directly into it. This integration was very important to us as we generate a very large number of leads each month and manually entering them would not be feasible. Having this integration also provides us a great deal of predictive analytics about the online behavior of our leads.
Don’t forget social media! You definitely will want your CRM to integrate with Facebook and other social media channels.
